This was a great place to live until the new landlord "slumlord" came in. He makes up fines and new ways to make profits. They never fix anything and are very rude to existing residents. Karen will hang up in your face if you call to ask a question. I suggest if you're looking for a place to live in Corsicana stay clear of these people....

I am April Nelson my house recently burnt down** (Im a single mother with a 13 year old daughter and 15 year old son. my house was paid off when my mom passed away in 2005 and I have no brothers or sisters and I live pay check to paycheck like everyone else, I didnt have home owners insurance because I thought that it was to exspensive and I thought buying groceries was more important. (Way wrong)** my house caught on fire Tuesday July 11th, in the cealing a electrical fire had started. I had only been home 10 min. Every family airloom every piece of anything was gone i was devastated on that Sunday. Chris Meck calls my aunt and asks if we would ride to Tyler to look at mobile homes. I went and he purchased one for me. This kind man took his own hard earned money time away from his family and bought it for me since then he has put it on my land and redone all the inside like he does the ones from his park. He does amazing jobs...when we got back from Tyler he showed me the houses he was currently working on. He installs new ac units paints puts all knew everything in. These houses become homes for anyone no matter your skin tone no matter what. All you have to do is be able to pay rent.. His last receptionist or whatever she is was running his name in the dirt and she was causing conflict in the park. He got rid of her. This is a great mobile home park.. I would live there but I owned my land.. These mobile homes are beautiful and well kept by his men. Yes there are changes he is getting new workers.. But he is a good, kind man that cares about people. And he is making that park better, prettier and amazing just ask to look at them. Drive around see for yourself. I did. This is a good man to work for and to rent from. Please believe me. He is helping me completely for no gaine. I work with a girl that lives there she loves it. He just sent out forms to residents asking what needs to be fixed..Chris didnt know me. I didnt know him. This is a truely hard working busy man that keeps going and going. My wife and I recently moved in. My understanding is that it has a new owner. Yes, it's a little dark at night because of lack of proper lighting. However, it is a super quiet place to live in, you can't even tell when the kids are home from school. I can tell you that the homes have a great price for the area, and the staff is friendly.

Then, a change happened, the park was sold and the transition period, which is still going on right now, was a bit harsh. The first order of business for Mr. Meck, our new landlord, was to raise everyone’s rent; there was no formal introduction and him trying to make us all feel wanted here, just a rental increase. Then he sent out a memo explaining the changes that he would be making for the park: new driveways, mailboxes, outdoor lighting; which also included his “principals,” one being that he must remind himself that the tenants “come first” before thinking about profits. How awkward that must be that you must in fact “remind” yourself of the tenants before money, but the first thing you chose to do as landlord is rental increases and evictions; good going sir.

Now I look forward to seeing more reviews over-exaggerating about how great the park is and how nice the owners are while we get attacked for telling the truth, I wouldn’t be surprised if Chris Meck (owner) and Karon Meredith (office worker) tries to make us feel even more unwelcome here in order to get rid of us because we disagree with them, simply because they are very unprofessional and unfair.

I am the property manager for sandel mobile home park. I am very respectful to everyone. I help tenants anyway I can.the new owner is making a lot of changes , including new driveways, more mobile homes being moved in and I can honestly say, he is far from a slum Lord. He does his best to make sure everyone e has a house that is nice , efficient, everything working properly and everyone's happy. If you have so.ething bad to say about either one of us then it must be because you aren't following the policies and rules in the park.

And we have put in force some options for the tenants ....dealing with mowing, etc. Bc some tenants can't mow for them selves so we will mow twice a month for them for 40. That's 20 a mow. They will pay someone else that much or more. It's to benefit the tenants.

As of right now, my husband and I feel very unwelcome here and is rudely reminded that we are just renting the house that we reside at and that this isn’t our home, but their house; how professional is that? It’s just as “professional” as Karon Meredith’s (office manager) response to my husband’s review. She passive aggressively accuses one of not following simple rules and states that the problem lies within the lawn care. How is there a problem our lawn when my husband is out there nearly every weekend mowing the lawn and pulling weeds? Secondly, how coincidental is it that at the same time she posts her review, two more 5-star reviews are posted? I mean come on now, how did that suddenly happen all at the same time, one of which also attacked my husband’s review as well. And as far as the transition goes, the new homes that are being placed here are not that good looking and are crowding up the park, taking away the simplicity of the park. Also, the new tenants are getting new air conditioners and stairs while the ones who were already here are getting left behind, how fair is that?

When my husband and I first became tenants at Sandell Mobile Home Park, we had a decent experience. There was a slight incident with our air conditioner, but the people that oversaw the park at the time continually went out of their way to fix the conditioner and made us feel this was our home and we deserved to be comfortable in it.
